To Fall or not to Fall, what will this Autumn be?

All this talk of a bubble inGuelph's housing market? Have you heard that? Houses over - priced, you heard that? How about...I am waiting till September to buy, prices will be better than the spring, heard that?  No matter what you hear, Guelph's Real Estate Market will shift in 2012.

Shift from a frenzy of Buyers paying top dollars for property?

Shift from Sellers demanding strong prices for their homes?

Shift from multiple offers within days, even hours on properties?

Shift from a strong down-town location trend?

Shift from 'something with an apartment in it' must-have?

FACT: Number of houses sold in 2012 is up 6% from 2011 year to date

FACT: Average sales price is up 5% from 2011 year to date

FACT: Houses in Guelph are selling in 29 days - indicating an EXCEPTIONAL SELLERS MARKET

With those few ideas in mind, here's my prediction for Autumn 2012:

Number of listings will increase after July drought causing the Buyers ( many tired of losing in multiple offer situations ) to either QUIT..or raise the price level in order to WIN in competition.  Buyers with houses to sell will decide to sell first and be more open to options for purchasing than they have been as a result of months of not finding what they want/need. More Sellers will 'try' the market, after all what's to loose..?

SO...A Fall? .in my humble opinion....not this Autumn.

Who will find my next home?

Hyper-vigilant? Totally stoked to find the next place to lay your head down and call your own? SWEET! All the best because that place IS out there! And more than likely it can be found on the Internet. Congratulations! You are joining a whopping 93% of buyers who start their search on the Internet. Spending your evenings, lunch hours, and coffee breaks cruising through www.mls.ca or www.remax.ca or even private for sale websites....touring through all and any Open Houses in search of the perfect one...that will certainly help.
However, a bit of advice for you here...as you tour homes think like a detective would by gathering information on what you don't want and what doesn't work. Be in the pursuit of eliminating houses from your search as that will give you a much clearer focus on what you do want! As your Realtors, we work well beyond the actual finding of your home to ensuring that it is a solid financial purchase, that the value fits the asking price, and that you are fully up to speed on the condition of the house.
That leaves you with the 'yes or no' decision and us with the 'best way possible to do this' decision. We are team players after all!
As always you can find us at www.kristinandanita.ca .

So thankful for Sunday!

So thankful for Sunday! It sure can be a vicious cycle..work, busy, going, doing, It is one cycle that we have to be careful not to give into, one that can drive us into an attitude of being too busy to do things that are really important.
Which is why I am so thankful for Sunday, our day of rest! Rest..remember that word? R E S T ..something that we have to set our mind to doing for sure, because by nature we would be on the go all the time, slowly...wearing.... ourselves....out...... Thank you for Sunday! As a Christian I have always followed the rule of work six days, rest on the seventh. Building a business can be very consuming, and with an entrepreneurial mind going 24/7...Sunday is the day to do 24/6! I spend my day in church, in worship, with friends, with family, reading a good book, and perhaps a nap or a walk, and I do this in the full confidence that work can be taken care of in 6, so I will rest on the 7th. See you tomorrow, talk to you tomorrow, answer my email, or text tomorrow..I am enjoying the blessing of our day of rest! Of course our website www.kristinandanita.ca is always available, technology doesn't need the rest....apparently!

Some clients like my wrinkles!

Some clients like my wrinkles! Yes, it's true...sometime later in 2012 I will enter a new decade in my age bracket...yes, here it comes ..50... and am just beginning to realize that I no longer have to worry about either being too old for something or too young for something! yup, too young...go figure! Society teaches us, and especially women, that age is NOT something to be desired - look at all the anti-aging products being thrown at us! YIKES! Yep, it's getting older, more mature, experienced, mellowing, advancing...yadaa, yadaa, yadaa. OLDER..face it 'cause it is the opposite of younger. Yet somehow, by the grace of God's hand, I am part of an industry where age in an ADVANTAGE! Being mature, and experienced is one of my value propositions, one I don't even have to work on, cause getting older is happening all on it's own! Clients often voice that my age equates experience for them and want to work with an experienced Realtor. Go figure, my wrinkles are bringing me business! And www.kristinandanita.ca is where you can find that business.

I prefer people over houses...even great houses!

Ok so if you know me, I am Realtor...right!  I get to meet, engage, advise and guide my clients on the

journey of either selling or a buying a home. perhpas someday I'll be a housing maven.

Have you ever stopped to think of all the people a Realtor meets, or rather should aim to meet?

Having a coffee, sharing lunch time, enjoying some vino are all a part of meeting people.

Just in the last 2 weeks, during the campaign to bring Jian Ghomeshi and Q to Guelph in February

2012,  www.bringqtoguelph.ca I have met the GREATEST people at flash mobs, coffee bars,

downtown Guelph shops and yes, on Twitter!  Twitter people are #amazing!

This Realtor aims to do more than sell Guelph homes and condos, I aim to be involved in local,

organic activities that show just how truly great Guelph is. How amazing the people that live here

really are!  In Guelph you will meet authentic, creative, solid people with a strong sense of

community.  If this has not been your experience, let me know...I'd be glad to introduce you!

Of course when you are interested, check out our business at www.kristinandanita.ca

When previous students become clients!

So of you may know that prior to becoming a Realtor and growing a Real Estate Business, I was a primary school teacher....for 14 years. I do believe those 14 years were the training ground for this business. SERIOUSLY! Some days grown adults act no better than grade 2 students...LOL. You see, in the last few years of teaching getting my students excited about spelling dictation or math minute challenges became about showing them the value, the fun, and the result. Somedays I can still hear them cheering ' YES, Spelling dictation today!'. One of the amazing results having had such great students, is. That they are arriving at the time in their lives where they want to buy a home. Most know that I no longer teach as I am in touch with them through our church system. It has been my privilege to help them out, and this time I am doing the cheering: Congratulations you have bought your first home!! You can read some of their testimonials at our website www.kristinandanita.ca There has only ever been one challenge: to get them to call me Anita instead of Mrs. Van Rootselaar but we're working on that ! So when you need to be treated with respect, have your hand held, and want someone with patience...be sure to know I am experienced in that field!

And so the hunt begins....

Congratulations!  You are in the home buying phase of your life. No doubt you have been searching www.realtor.ca daily looking at all and any new listings..kind of a closet addiction perhaps. Don't worry, you are not alone! Searching local Guelph homes for sale on the Internet is a great way to start, however finding the right place for you will require the actual walk thru of the property.
first things first, Be sure to connect with a Realtor, one you like and trust to help you thru the transaction. If you aren't already connected with a Realtor, research facebook, websites and read a few blogs, you'll find out good information about who will do a good job for and with you. Www.brafirst.ca explains roles and responsibilities.
OK, actual home search time! Try not to see more than 4-5 in one outing as details of the house will meld one into the other. It still happens to me all the time. Expect not more than a 20-30 minutes viewing of each home as the goal is to take homes off of your list at this point. Book a second showing of the homes that you really liked, here is when you scour the place for the details like electrical, insulation, grading, neighborhood, etc... When you are satisfied that you found the right place, move forward with an offer. Good luck! You will KNOW your next place, when you walk thru it, expect it to call your name !

As always, we are here to help. Www.kristinandanita.ca is your source for buyer information.
